Preheat waffle iron. In a large mixing bowl, combine waffle mix, sugar and cinnamon. Stir in milk, eggs and vanilla extract.
Spray preheated waffle iron with non-stick cooking spray. Pour mix onto hot waffle iron. Cook until golden brown. Serve hot.

Add dry mix and stir until moist.
Pour 1/3 cup of batter onto a hot griddle or waffle iron. Makes 6-7 waffles.
Mix 2 cups waffle mix, 1 1/4 cups skim milk, 1/2 cup (equivalent to 2 eggs) Egg Beaters and 1/4 cup oil.
Stir until just slightly lumpy.
If batter is too thin, add more mix.
Preheat oven to 425\u00b0.
Grease a 9-inch square baking pan.
In medium bowl, stir together the pancake or waffle mix, cocoa and sugar.
Combine milk, oil and egg and add to bowl, mixing just until blended.
Stir in bran flakes.
Pour into baking pan.
