Hot Fudge Sauce - cooking recipe

Ingredients
    1 (6 oz.) pkg. semi-sweet chocolate chips
    2 Tbsp. butter
    1 can Eagle Brand sweetened condensed milk (not evaporated)
    2 Tbsp. water
    1 tsp. vanilla
Preparation
    In heavy saucepan, over medium heat, melt chocolate chips and butter with sweetened condensed milk, water and vanilla.
    Cook, stirring constantly until thickened, about 5 minutes.
    Serve over ice cream or cream puffs.
    Refrigerate leftover sauce.
