Spiced Beef Roast - cooking recipe

Ingredients
    1/4 tsp. fennel seed
    1/4 tsp. mustard seed
    1/4 tsp. whole black peppercorns
    1 to 2 Tbsp. to 2 1/2 lb. boneless beef round rump roast
    1 c. sliced fresh mushrooms
    1 c. skim milk
    1 Tbsp. cornstarch
    1/2 tsp. beef instant bouillon
    1 Tbsp. Dijon mustard
    1 tsp. snipped chives
Preparation
    Crush fennel seed, mustard seed and whole black peppercorns. Set aside.
    Trim fat from roast.
    Place roast on rack in a shallow roasting pan.
